One year ago I had posted;That the probability is higher here in Montgomery County, Maryland that more people will need to SELL. To what degree, is to be seen. If you're thinking of selling I would consider doing it sooner than later. While inventory is still tight. With the federal cuts happening I am concerned how it will affect us. We are 3x more dependent (on Fed $) than any other county in Maryland. We have not welcomed the private sector in the meantime to offset any loss of public sector jobs.
Fast forward to today - Spring 2026
One year ago homes took 19-32 days to sell.
Right now it takes 30-49 days. Inventory has loosened slightly.
The supply was at 2 months, one year ago.
Right now the supply is 2.5 - 3 months.
Under 4 months is considered a Seller's Market.
February 2025, 1,049 active listings
February 2026, 1,275 active listings (more Inventory)
